As I monitor the market daily in our Grayhawk neighborhood in Frisco TX I get to see patterns in how quickly homes are selling, what the average price per sq. foot is at each price point and other prevalent information.
Over the last couple of weeks I have seen a dramatic increase in the number of price reductions. As we are now coming towards the end of the summer the children are back in school, the amount of people looking for a home decreases. Couple that with agents and / or homeowners speculating how much the market will increase over the next 3 month and over pricing their homes.
When you overprice you home and it sits on the market without getting any activity you are more likely to get less money when it does eventually sell then if you priced the home at the market rate when you listed it. Overprices is both the problem of the agents trying to get the listing so agreeing to list a home over priced or its the homeowners unrealistic expectations.
