The previous tenant or owner should have the home repaired before placing the home on the market, then the screening starts. If this is your first property as a landlord, things can be overwhelming. In order to relieve stress, you need to set some rules on how to pick your new tenant.

The very first thing that you need to do ,  in setting your policies is to determine if they line up with the local and federal laws. Setting firm policies is a good way to make sure that you are not trying to discriminate an applicant. In order to avoid any wrong accusations, you need to screen each applicant equally and using the same guidelines. Each guidelines should act in  accordance with the fair housing laws.

Before to put your home on the market, check first the things that you are looking for, What is the average income? Do they have a low credit score?  Should they submit a police clearance? There are lots of questions to ask before you enter the property on the market. You don’t want to pick the wrong applicant, notating this down would be a good practice.

Indeed the old rule about ”not judging a book by its cover” applies to new landlords that tends to choose their tenant at their first meeting. An applicant may dress like a corporate lawyer, but once you’ve accepted them as a tenant. They never pay the rent on time so you’ll find yourself in a difficult situation. On the other hand, a person may look like he or she doesn’t have a job but right after you’ve conducted the screening you found out that they have a stable income, great credit score and good relationship with previous landlord.
